Palma Vista is a beautiful, luxury home gated community with only one entrance, located on the North side of the Florida Turnpike about 1.5 miles Northeast of Lake Down in Windermere Florida. The entrance is on West Pointe Blvd. immediately South of Metro West Elementary School. The Local Golf Course is the Metrowest Golf Club.
There are approximately 190 homes in this community. The homes here range from an already respectable size of 2,444 square feet to 5,185 square feet of living space; with values between the mid $400,000 to high $600,000. The size of the homes are larger than the average community in Orlando.
Most of the homes were built between 1990-2000 but some are younger, built in the 2000’s. The community looks stunning and has a good reputation in the local area. One good measure of a community is the amount of homes that sell per year. In the last 5 years around 60 homes have sold in Palma Vista; a real good sign for the stability of the community and that the residents are content living in a beautiful gated community in Orlando area .
Hampton’s Reserve is a community of about lovely 130 homes in a non-gated community with a grand entrance. This community may be considered within Metro West, due to residing directly across Steer Lake Road, Metro West will provide much for your lifestyle including shopping and dining. 
Hampton’s Reserve homes range in size from 1,908 to 4,101 square feet; with 2 homes possessing less than 2,000 square feet and there are . This community was built in the 1990’s with some water view homes on the northwest side. Homes have sold for prices ranging from the low to mid $300,000 to high $400,000 in the past 2 years.
Fairway Cove in is a community of 138 single family homes; fourteen of them
are on the eastern shore of Lake Hiawassee, and thirteen back up to the Metro West Golf Club course- which is immediately south. Built between 1988-2001, the homes range from approximately 1,969 sf. to 3,381 sf. of living area. Approximately 8% of the homes sell every year. Fairway Cove has lovely ponds and a drainage pond to its north. The community is well maintained.
Hawks Nest is a community of 91 homes located on the NW side of Westpointe Blvd. just south of Lake Hiawasee and surrounded by the Metro West Golf Course. Built between 1989 and 1995, the homes range from 1,766 to approximately 3,400; with most over 2,000.
The community of Ridgemoore is home to 212 residences in NW Metro West, on the north side of Steer Lake Road and the west side of Edgewood Ranch Rd with entrances on both. Ridgemoore is a very lovely community with beautiful trees and several waterfront homes. The large pond on its’ northern side gives waterfront status to twenty-five homes. Built between 1988 and 1997, the homes range in size from approximately 1,600 square feet to 2,700 square feet of living area. Approximate a dozen homes sold last year between the high $200,000s to mid $300,000s.
Lake Rose Point is a non gated community built in the mid to late 1980s on third to one-quarter acre lots range in size from 1,500-approximately 2,700 square feet. Of the total of 92 homes, eleven are lakefront on Lake Rose. The homes normally sell between the high $200,000 low to mid $300,00, with the lakefront homes being higher. Lake Rose Point is managed by the HOA: Rosemere Homeowners’ Association, Inc.; homes are assessed approximately $418 annually.
